Based on the 3rd quarter home sales statistics, announced by Turkish Statistical Institute, 293 thousand 318 homes changed hands in Turkey between the months of July-September. Istanbul had the largest share with 18.4% in 54 thousand 34 home sales. Ankara followed that with 11.7% in 34 thousand 269 home sales. Izmir ranked in third place with 6.1% in 17 thousand 940 home sales. The least sales happened in Hakkâri with 24 sales.

İzmir Büyükşehir Belediyesi çevre planına göre İzmir merkez ilçelerinde 9 bin 525 hektar konut alanı olduğunu ve yaklaşık olarak yapılacak konut sayısının 725 bin olduğunu hatırlatan İzmir Ekonomi Üniversitesi Mütevelli Heyet Başkanı Ekrem Demirtaş, sektörün kaliteli ve iyi eğitimli inşaat mühendislerine ihtiyacı olduğunu vurguladı.

Hasırcı stated that they focused on functionality entirely in their studies rather than decorations. They were able to analyze 180 pieces of home and office furniture with plain, elegant lines. In addition to photographing the furniture and revealing their styles, they also held interviews with some of the manufacturers and designers they were able to reach to, said Hasırcı and indicated that the exhibition would be available through 24 February.

Başkan Demirtaş, “Kentsel yenileme ile 4 bin 286 hektar alanda yaklaşık 400 bin adet konut yenilenecek. Ayrıca 3 bin 607 hektar alandaki genişleme konut alanında yaklaşık 325 bin adet konut yapılabilecek. Kentsel dönüşüm ve genişleme konut alanlarında yapılacak yeni konutların sayısı ise 725 bin adet. Üniversitemiz Mühendislik ve Bilgisayar Bilimleri Fakültesi bünyesinde eğitime başlayacak olan İnşaat Mühendisliği bölümü sektörel alanda çok önemli bir eksikliği giderecek” diye konuştu.

Also, 325 thousand houses will be built on the expanded housing zone of 3 thousand 607 hectare. The number of new houses to be built on urban transformation and expanded housing zones are 725 thousand. The Department of Civil Engineering within the body of Faculty of Engineering and Computer Sciences, will address the serious shortage in the sector.”

Low home loan for people who postponed their housing purchase is a great opportunity. They should benefit from this opportunity within their budget limits. Increase in home sales will be a reason to celebrate for Turkish economy due to strong backward and forward linkages of the construction industry.”

Kentsel dönüşümün konut ağırlıklı olmaması gerektiğine dikkat çeken Prof. Dr. Atay, “Kentsel dönüşüm projeleri hazırlanırken sadece yeşil alan gibi klasik düşüncelerle değil bütüncül olarak hareket edilmelidir. Opera, kültür merkezi, hastane gibi idare birimlerin olacağı başka yapıların da yer alması düşünülmelidir. Kent bütününde değerlendirmeler yapılmalı. Kaç bina olacağı düşünüldüğünde denge ortadan kalkıyor, diye düşünülmeli. Kentsel dönüşüm bütüncül yaklaşımda ele alındığında başarılı olur” diye konuştu.

Prof. Dr. Atay pointed out that the buildings needed to be constructed based on their functions and city dynamics, and he said building a culture centre on a commercial zone would be a dysfunctional investment. Prof. Dr. Atay also said, “When preparing urban transformation projects, one should not focus on creating green zones only but act as holistic. Other units such as operas, culture centres, and hospitals should also be considered in transformation. Assessments need to be made city wise. Urban transformation can only be successful when it is considered as a whole.

Prof. Dr. Yetkiner, “İkinci çeyrekte, mortgage faizleri en düşük dönemlerini gördü. Aylık Yüzde 0,63 – 0,65 arasındaydı. Sonra ABD’deki likitideyle ilgili alınacak kararlar toplumda paylaşılmaya başlandıktan sonra faizlerde bir artış görüldü. Bu da mortgage faizlerine yansıdı. İkinci çeyrekte, krediyle yapılan satışlarda bir artış yaşanırken, üçüncü çeyrekte bunun düştüğünü ama konut satışların da arttığını görüyoruz. Türkiye’deki hane halkları konut satışlarında faizlere duyarlı olduğu mesajını alıyoruz” dedi.

Prof. Dr. Yetkiner stated, “Mortgage interest rates experienced its lowest terms in the second quarter. The monthly percentage was between 0.63 – 0.65. When the news regarding the decisions to be made about the liquidity in USA broke out, the interest rates experienced an increase which later reflected to mortgage interest rates. While there was an increase in sales with loans in the second quarter, those figures decreased in the third quarter, as the home sales increased. This gives us the message that Turkish households are responsive to interest rates in home sales”. Prof. Dr. Yetkiner pointed out that when the interest rates increased the people used their own savings to deal with sales and purchases, and this indicated the fact that Turkish people followed the economic data very closely.

Turkey made 5 billion dollars by selling property to foreigners last year, and expects to double that amount this year. Prof. Dr. Hakan Yetkiner, Lecturer, Department of Economics, Izmir University of Economics, reported that Turkey got rid of its fears on selling property to foreign nationals lately, and liberalized the markets through regulations that came into effect on various dates.

The news regarding a decline in home loans (lower than 1%), announced by first President Recep Tayyip Erdoğan, and then Prime Minister Binali Yıldırım, will be a great opportunity for many people, stated the experts. Home loan rates, which used to be around 1.14% monthly, now declined to 0.90%; citizens on a 60 month payment will be paying 8 thousand 760 TL less for a 100 thousand deferred loan.

Prof. Dr. Yetkiner, “İkinci çeyrekte, mortgage faizleri en düşük dönemlerini gördü. Aylık Yüzde 0,63 – 0,65 arasındaydı. Sonra ABD’deki likitideyle ilgili alınacak kararlar toplumda paylaşılmaya başlandıktan sonra faizlerde bir artış görüldü. Bu da mortgage faizlerine yansıdı. İkinci çeyrekte, krediyle yapılan satışlarda bir artış yaşanırken, üçüncü çeyrekte bunun düştüğünü ama konut satışların da arttığını görüyoruz. Türkiye’deki hane halkları konut satışlarında faizlere duyarlı olduğu mesajını alıyoruz” dedi.

Prof. Dr. Yetkiner stated, “Mortgage interest rates experienced its lowest terms in the second quarter. The monthly percentage was between 0.63 – 0.65. When the news regarding the decisions to be made about the liquidity in USA broke out, the interest rates experienced an increase which later reflected to mortgage interest rates. While there was an increase in sales with loans in the second quarter, those figures decreased in the third quarter, as the home sales increased. This gives us the message that Turkish households are responsive to interest rates in home sales”. Prof. Dr. Yetkiner pointed out that when the interest rates increased the people used their own savings to deal with sales and purchases, and this indicated the fact that Turkish people followed the economic data very closely.

Prof. Dr. Atay, also indicated that focus should not be on building cheap housing, studies need to be conducted in terms of cultural and social aspects. He said nobody focuses on ‘aesthetics and durability” anymore. Prof. Dr. Çınar Atay said, “The cost is the most important factor. When we say aesthetics and durability, we don’t only mean the nature of the concrete. The same aesthetics and durability should be provided from its doors to windows.”

Turkey is going steady in house sales. In May 2016, 114 thousand 800 houses were sold in Turkey according to the data by Turkish Statistical Institute (TSI). House sales increased by 6.4% in May 2016 compared to the same month of the previous year, and Istanbul had the highest share of house sales with 21 thousand 638 houses sold. The followers of Istanbul were Ankara with 11 thousand 408 house sales and Izmir with 6 thousand 697 house sales. The least house sold provinces were Hakkari with 5 house sales, Ardahan with 13 house sales, Şırnak with 33 house sales.
