Energy usage during occupation is not the only factor which determines a building's environmental quality. The energy required to manufacture construction materials and components must also be taken into account, as must that used for maintenance of the building's fabric and installations. TU Delft has therefore developed and further refined the 'Life Cycle Analysis' approach, which is used to calculate the overall environmental impact of a building during its entire life cycle. Such analyses have shown that renovation is generally less harmful to the environment than demolition and replacement.
