The facility offers 33,640 sqm - the production hall takes up as much as 29,770 sqm, including the warehouse 3,400 sqm, whereas offices and staff facilities 3,870 sqm. The facility features additional arcade rooflights and facade glazing to improve daylight penetration. The central front section, housing the Office space, provides a ground-to-roof glazed gallery. The building complies with enhanced thermal parameters for external walls and roof, and the production hall is surrounded by technical blocks meeting enhanced ventilation and temperature.

A range of modern technological solutions aimed at energy saving were used in the building, such as enhanced wall insulation or the application of gas heaters in place of the traditional radiators. Additionally, the roof is 15% glazed, which lets natural daylight into the warehouse and eliminates the need to use electricity non-stop. The facility is surrounded by supreme road infrastructure with high-resistance concrete slabs, same as those used in e.g. airstrips, with a petrol station, weigh bridge, garage and trailer wash.

The investment for IDEAL AUTOMOTIVE will be the third to be delivered by Panattoni Europe to this client. As Marek Foryński, Managing Director of BTS Group at Panattoni Europe comments: ‘A short while back, in 2017, we have built the company’s first factory in Poland, in Zielona Góra, and in 2014 – the manufacturing facility at Panattoni Park Stříbro in the Czech Republic. In Świdnica - like in the case of the previous developments – the modern manufacturing and warehousing hall is tailored to the requirements of IDEAL AUTOMOTIVE’. The facility will make interior finishing elements for passenger vehicles, including top shelves for trunks, loading floors and other textile interior components. To adapt the facility to the needs of technologies used in the manufacturing process, the structure of the hall will be reinforced, so that process installations can be suspended from it. Other special features will include above-standard ventilation, necessary to conduct the anticipated manufacturing processes, and the load-bearing capacity of the floor – in the industrial zone it will amount to 7-10 T/sqm, and up to 15 T/sqm locally. Some of the parts of the building will also be temperature-controlled. The facility will also house technical rooms, including: a compressor room, refrigeration plant, and accumulator plant. Outside the building, there will be more than 420 car parking spaces and 10 spaces for large trucks. 'The execution of such a complex project will be enabled not only by Panattoni’s experience in building advanced manufacturing facilities, but also by the mutual relationship with the tenant developed in earlier projects.” adds Marek Foryński.

The BTS is used by the tenant as a modern repair centre for electronic products and refilling printer cartridges. The building features a total of 19,000 sqm, of which almost 20,000 sqm is taken up by the warehousing and manufacturing function including technical space, whereas the remaining 1 000 sqm constitutes offices and staff facilities. Additionally, technical infrastructure was developed around the building, including roads, car parks and service yards, with total space of approx. 9,500 sqm. Customised solutions tailored to the specialised production process of the company were installed in the facility, including a higher-than-standard temperature in the hall, amounting to 20°C.
